Quick Update:
The property I provided hard costs estimates on my last post (I will refer to it as the Keystone project) came fresh on the market two weeks ago as an REO
I find out last Wednesday (less than 7 days) it’s already under contract. I knew it will go fast I just didn't know it will go that fast.
It will be interesting to see at what price it will close on.

This is my first post and I wanted to kick it off by sharing with you my first attempt at estimating construction hard costs on a 1600 sqft single-family REO project that I am currently looking at in the north suburbs of Chicago.
